Deed Joseph MARTIN junior to Jeremiah ABBOT Rec.d March 31, 1798
To all People to whom these Presents Shall Come, I Joseph MARTIN of Providence in the county of Providence and State of Rhode Island and Providence Plantations me that send greeting, Know ye, that I the said Joseph MARTIN for and in Confideration of the sum of Nine hundred dollars to me in Hand, before the Ensealing hereof, well and truly paid by Jeremiah ABBOTT of Coventry in the County of Kent Tamer. The Receipt where of I do hereby acknowledge myself therewith fully satisfied, contented and paid and thereof and of every Part and Parcel thereof, do exonerate, acquit and discharge him the said Jeremiah ABBOTT. Prelents: Have given, granted, bargained, fold, altered, enfosse, convey, and confirm unto him the said Jeremiah ABBOTT his Heirs and assigns forever, on certain lots of land lying and being in the Country aforesaid and is bounded as followeth: Vig the toll or had of land in which the House stands beginning at a small apple tree at the southern corner of said land and to extend Northerly and Easterly by land of Charles COMSTOCK to a white oak tree at the highway then one said Highway until it come to the Furnace Rhode so East. Then on said Furnace Rode on Highway to the land of Galveston WEIGHTS then on said WEIGHTS land then west to heap stones then south or southerly to the south branch of Pawtuxet River then on said river until it come the the great meddon toth then on said meddon toth to the first mentioned bounds. Containing 20 acres be the same more or less from the last mentioned heap of stones the course is southerly 3 degrees and 30 minutes West the course is South to the stake and stones to a rock near the bank of the river. In the 23 day of September 1798.
To have and to hold said granted land bargained premiles, with all the Appurtenance, privileges and Commodities, to the fame belonging, or in any wife appertaining to him the said Jeremiah ABBOTT his heirs and assigns forever to his and his only proper use, benefit and behoof, forever. And I the said Joseph MARTIN for myself, Heirs, Executors, and Administrators, do covenant, promise and grant to and with the said Jeremiah ABBOT his heirs and Assigns that at and before the entailing hereof, I am the true, sole and lawful Owner of the above bargained Premise, and am lawfully seized and possessed of the same in my own proper Right, as a good, perfect and absolute Estate of Inheritance, in Free-simple: And have in myself good Right, full power and lawful Authority to grant, bargain, fell, convey and confirm the said bargained premise with Appurtenances, free and clear : and freely and clearly acquitted, exonerated and discharged, of and from all and all manner of former or other Gifts, Grants, Bargains, Sales, Leases, Mortgages, Wills, Entails, Jointures, Dowries, Judgements, Executions and Incumbrances, of what Name or Nature forever, that might in any Measure or Degree Obstruct or make void this present Deed.
Futhermore, I the said Joseph MARTIN for myself , Heirs, Execetors and Administrators, do covenant and engage the above-demised premises to him the said Jeremiah ABBOTT his heirs and assigns against the lawful Claims or Demands of any person or persons or persons whatsoever, forever to warrant, secure and defend by these presents. I have hereunto it my hand & seal this 20th of February one thousand seven hundred and ninety seven.
